A typical project of any type will normally consist of the following five phases of
service. The set of drawings provided by the architect can be used to acquire the
necessary city permits for construction and issued to the Contractor for bidding
and construction of the project.

As-Built/Conceptual Design Phase

As-built plans will be developed of existing areas that are to be remodeled. The
plans will be for demolition and design purposes. A Conceptual Design Scheme
will be created with plans and sketches based on your program. We will meet
during this phase for your review and approval.

Design Development Phase

A set of Design Development documents based on the approved Conceptual
Design Scheme will be developed. The documents will be a refinement of the
approved design, and identify the scope of work. We will meet during this phase
for your review and approval.

Construction Document Phase

We will provide Construction Documents based on the approved Design
Development Documents. The documents shall include Construction Documents
necessary to permit, bid and construct the project. We will meet during this phase
for your review, with a final review meeting in our  office.

Bidding and Negotiation Phase

Basic services usually include producing addenda, fielding questions from
contractor on construction documents, and reviewing bids.

Contract Administration Services Phase

In this phase the Architect will normally administer the construction contract, and
make modifications to the contract as required. Contract services include
answering questions from the contractor, reviewing shop drawings, and making
clarifications and any revisions to the construction documents and construction
observation.
